Our Story

I'm Neiko Hill, founder of Ground Control and this company was built from paying attention.

As a resident, I experienced the same frustrations many people have with shared outdoor spaces. Common areas that should have invited people outside often became places residents simply walked past. Instead of enjoying the lawn, taking an evening stroll, or spending time with family outdoors, people headed straight from their car to their front door.

At first, it was easy to assume those spaces were being overlooked. But after observing how apartment communities and HOAs operate, a different picture emerged. Maintenance teams weren't ignoring the work. They were balancing resident requests, preventative maintenance, emergency repairs, inspections, vendor coordination, and countless other responsibilities that kept the property running. Routine exterior upkeep was important, but it rarely had the urgency of a broken water heater or an after-hours emergency.

That revealed a gap.

Properties needed someone whose sole responsibility was keeping exterior spaces consistently clean, welcoming, and ready to be enjoyed, without pulling maintenance away from the work only they could do.

Ground Control  was created to fill that role.

Our goal isn't simply to tidy things up or reduce the workload on maintenance. It's to help effectively create conditions where community is more likely to  happen. Places where neighbors stop to talk, kids spend time outside, someone enjoys lunch on the lawn, or a community event that feels inviting instead of overlooked.

When shared spaces are consistently cared for, they become more than part of the property. They become part of the community.

Our Approach

Our approach begins with understanding how each property operates. Every community has different priorities, traffic patterns, and maintenance demands, which is why we don't rely on one-size-fits-all solutions. We develop service plans around the needs of your property, your team, and your residents.

We also believe in being more than a company that completes a checklist. Every visit is an opportunity to support your property by identifying visible concerns, maintaining shared spaces, and delivering the consistency that property managers and residents expect.
